How to Read This Table

Active Listings — Current inventory count in this market.

Inventory Note — Year-over-year inventory change or market characterization.

Median List Price — Midpoint asking price across active listings.

Median Sold Price — Midpoint actual sale price from recent closings. “—” = not consistently published.

Days on Market — Median days from list date to contract for sold homes.

Price Reductions — Share of active listings with at least one asking-price cut.

List-to-Sale Ratio — Sold price as a % of original list price. Below 100% = sellers accepting less than asking.

Data Note — Source context or freshness qualifier for this row.

Market Analysis

What These Numbers Mean for Sellers

The newest August 2026 data show a market that remains active but increasingly rewards correct pricing. New Orleans-area sellers are competing against more fresh listings, buyers are taking their time, and price reductions remain common.

New Orleans

August shows approximately 3,906 active listings, a $289,900 median list price, 82 days on market, and price reductions on 19.3% of listings. New listings increased 3.8% year over year, while inventory was essentially flat at -0.6%. Redfin’s latest sale-to-list measure is approximately 95.8% — meaning the typical transaction is closing below the seller’s asking price.

For a New Orleans homeowner, the message is straightforward: having fewer listings than some national markets does not automatically create pricing power. Buyers are still resisting listings that get ahead of recent comparable sales. The first two to three weeks should be treated as a measurable market test, not simply waiting time.

Metairie

Metairie entered August with approximately 789 active listings, a $334,500 median list price, a $339,750 median sold price, and 63 median days on market. Homes were selling at approximately 98% of asking price. Realtor.com currently characterizes Metairie as a buyer’s market, meaning available supply gives purchasers meaningful choice.

For Metairie sellers, neighborhood selection matters more than the citywide median. Old Metairie, Airline Park, Bonnabel and Bucktown can produce very different results. Pricing should therefore begin with the strongest recent comparable properties in the seller’s immediate competitive area.

Kenner

Kenner shows roughly 336 active listings, a $287,500 median list price, a $278,000 median sold price, 70 days on market, and an approximately 98% list-to-sale ratio. Active inventory is more than 20% higher year over year, while market time is up about 13%.

That increase in buyer choice is important. Kenner sellers have less room to “test” an unsupported price without risking accumulated days on market. The goal should be to enter the market within a defensible pricing range and make adjustments based on actual showing activity rather than waiting until the listing becomes stale.

West Bank

The newest consistent August snapshot is Jefferson Parish-wide: approximately 2,543 active listings, a $288,475 median list price, a $277,000 median sold price, 71 days on market, and roughly a 98% list-to-sale ratio. Countywide inventory is up 6.6% year over year.

Within the West Bank, conditions continue to vary substantially. The most recently published community-level figures show Gretna around $285,000 median list / $225,000 sold / 78 DOM / 96% list-to-sale, Marrero around $225,000 median list / 61 DOM, Harvey around $232,500 median list / 79 DOM / 98% list-to-sale, and Westwego around $215,000 median list / 38 DOM / 94% list-to-sale. These individual community snapshots are older than the August parish-wide data, so they are best used as directional comparisons rather than this week’s precise CMA numbers.

New listings, pending sales and price reductions

One limitation remains: current city-level counts for new listings, pending sales and price reductions are not being published consistently across New Orleans, Metairie, Kenner and the West Bank in one comparable August dataset. I would rather mark those figures unavailable than combine unlike sources and create false precision.

What we can verify is that New Orleans-area new listings increased 3.8% year over year in August, and nearly 1 in 5 New Orleans listings had reduced its asking price. That is a meaningful signal for sellers: competition is arriving faster than buyers are absorbing overpriced inventory.

Strategy This Week

Pricing & Negotiation Guidance

The market is giving sellers a clear signal: buyers will act, but they expect value. With list-to-sale ratios clustering around the mid-to-upper 90s and market times frequently stretching beyond 60 days, starting too high can transfer negotiating leverage to the buyer.

Price from the most recent 30–60 day comparable sales

Price from closed comparable sales in the most recent 30–60 day window, then compare that number directly against the homes a buyer can purchase today. If a better-conditioned, better-located, or better-priced alternative is active in the same search, the listing needs to justify its position — not assume buyers will ignore the competition.

Watch early showing activity closely

The initial weeks remain the highest-leverage period. If showing activity is weak during the first 14–21 days, review price and presentation early rather than waiting for accumulated market time to force the decision. A data-driven response at day 14 is far less costly than a reactive reduction at day 45.

At negotiation, evaluate the full offer — not just the headline price

Compare net proceeds and transaction certainty, not just purchase price. Financing strength, closing-cost requests, inspection exposure, appraisal risk and closing timeline can make a slightly lower offer financially stronger than the highest headline number.

West Bank sellers: use parish-wide data as a floor, neighborhood comps as your guide

The Jefferson Parish figure of $288,475 median list / $277,000 sold / 71 DOM is a directional benchmark, not a substitute for neighborhood-level analysis. Gretna, Harvey, Marrero, and Westwego each behave differently. Pricing decisions should be based on the most recent comparable sales in the seller’s specific community — not the broader parish average.

Sellers who understand the current competition before listing are in a stronger position to protect equity, negotiate effectively and make informed decisions.

Numbers, Not Hype.
